The problem

Cities are cracking down.
Most hosts don't know it yet.

Short-term rental regulations have exploded in complexity. A permit that was optional in 2021 is now mandatory and carries a $10,000 fine. A renewal you filed last January is now quarterly. A city you've hosted in for three years just added a new zoning restriction — and didn't email you about it.

Airbnb and VRBO don't track this for you. They delist you when a city reports a violation — and reinstatement can take months.

How ClearedHost works

Expert compliance coverage, built for STR hosts

01 — Permit Intelligence

We know exactly what your city requires — and when rules change

ClearedHost maintains a live database of STR permit requirements for 40+ US cities — STR operator licenses, TOT registrations, fire inspections, zoning verifications. When a city updates its rules (and they do, constantly), we update your compliance plan within 48 hours.

You get a plain-English breakdown of what you need, where to file, the exact fees, and the consequences of missing it — no need to read municipal code yourself.

02 — Deadline Tracking

You'll never miss a renewal deadline — we remind you at 30, 14, and 7 days out

Every permit in your ClearedHost dashboard has its exact renewal date tracked automatically. We send you plain-language email reminders at 30 days, 14 days, and 7 days before each deadline — with a link directly to the filing portal and a checklist of what to bring.

When cities extend a deadline or add a new requirement mid-year, we update your timeline and notify you immediately — not when your listing gets flagged.

03 — Managed Filing

We file it for you — so the paperwork never falls through the cracks

On our Managed tier, you don't have to touch a government portal. Our compliance team handles the actual filing — gathers your documents, submits to the right agencies, and confirms receipt. We track the status until your permit is in hand.

Most hosts save 4–6 hours per renewal cycle. For a host renewing 3 permits across 2 cities every year, that's a full workday you get back — plus zero risk of a filing error.

Host stories

Hosts who stopped worrying about compliance

"I had no idea my Nashville listing needed a separate fire inspection from the county AND the city. ClearedHost caught it before my listing got flagged — and handled the whole filing."

MR

Marcus R.

Airbnb Superhost — Nashville, TN — 2 properties

"San Francisco's rules changed twice last year. Both times, ClearedHost emailed me within 24 hours explaining exactly what was different and what I needed to do. That peace of mind alone is worth $299."

JL

Jennifer L.

VRBO host — San Francisco, CA — 1 property

"I was three months away from a $10,000 NYC fine because my STR registration had lapsed. ClearedHost caught it on my first day and filed the renewal the same week. My listing has been live ever since."

Questions

Frequently asked

Which cities does ClearedHost cover?

We currently cover 40+ US cities including New York City, Los Angeles, San Francisco, San Diego, Miami, Nashville, Austin, Denver, Portland, Seattle, Chicago, Phoenix, Las Vegas, Boston, and more. We add new cities regularly — contact us if your city isn't listed and we'll prioritize it.

How do you keep city permit requirements up to date?

Our compliance team monitors city ordinances, planning department announcements, and municipal code changes on a rolling basis. When a city updates its STR rules, we review the change, update our database, and push an alert to all affected hosts within 48 hours. We also cross-reference with Airbnb and VRBO platform compliance notices.

What's included in the Managed filing service?

On the Managed plan, our team handles the actual submission of your permit renewals and registrations. We contact you to gather the required documents (typically your ID, property details, and payment info), submit to the appropriate city and county agencies, track the status, and send you the confirmation once your permit is issued. You don't have to visit a government portal or fill out any forms.

I host in multiple cities — how does pricing work?

Pricing is per property, per year. If you host three properties in two different cities, that's three subscriptions. Each property gets its own compliance dashboard with the full permit requirements for its specific city. On the Managed plan, there's no limit on properties — we handle all of them.

What happens if a city issues me a fine or violation notice?

ClearedHost is designed to prevent violations before they happen. If you do receive a notice, reach out to us immediately — we'll help you understand what triggered it, what the response timeline is, and what filing you need to make to resolve it. Managed plan customers get direct consultant access for situations like this.

Do I need to connect my Airbnb or VRBO account?

No. ClearedHost works independently of your listing platforms. You give us your property address and city, and we build your compliance profile from our permit database. This means we work for any hosting platform — Airbnb, VRBO, direct booking, or all three.

Have a question not covered here? Email our compliance team and we'll get back to you within one business day.

Stay listed. Stay legal. Sleep easy.
